Conditions for the reduced 3% rate (Wallonia)

Since 1 January 2025, the reduced 3% rate applies to the full purchase price, with no price cap. These conditions are cumulative: all of them must be met.

Companies and other legal entities are excluded from the reduced rate.

You and any co-buyers must acquire the entire full ownership of the property.

In Belgium or abroad, a property used wholly or partly as a dwelling, at the time of the notarial deed.

Main residence to be established within 3 years and kept for at least 3 uninterrupted years.

✅ The reduced 3% rate applies to the full purchase price.

These commitments must be explicitly stated in the notarial deed. If they are not honoured later, the 9.5% difference becomes due, plus interest.
